Is there a cost to join?

We split profits 50/50 on the deal.

Do I need to bring my own funding?

No. For fix & flip partnerships, we fund 100% of the purchase, rehab, and holding costs. For wholesale partnerships, you're just bringing the deal -- no money required.

Can I participate in the rehab process or see how projects are managed?

Yes. For fix & flips, you can optionally join property walkthroughs with our project manager. You'll see firsthand how we scope work, build budgets, and manage timelines. Many of our realtor partners love this because they want to learn how to flip -- and this gives them hands-on experience without the risk.

What size deals do you accept?

For fix & flips, we typically look for deals with $20K+ net profit potential after all costs. For wholesale deals, we evaluate based on discount and buyer demand -- there's no minimum. If you're unsure, submit it anyway. We'll give you feedback either way.

What if a flip loses money?

We fund 100% of the deal, so we absorb 100% of any loss. You don't risk your own money, but you also don't make money on that deal. This is why we're very selective with our analysis.

How do I communicate with your team?

What types of properties do you NOT accept?

We avoid gut rehabs, properties with knob & tube wiring, major foundation issues (over $15K to repair), and properties in declining neighborhoods. We also don't partner on deals with clouded titles or significant legal issues.
