Yes. For fix & flips, you can optionally join property walkthroughs with our project manager. You'll see firsthand how we scope work, build budgets, and manage timelines. Many of our realtor partners love this because they want to learn how to flip -- and this gives them hands-on experience without the risk.
For fix & flips, we typically look for deals with $20K+ net profit potential after all costs. For wholesale deals, we evaluate based on discount and buyer demand -- there's no minimum. If you're unsure, submit it anyway. We'll give you feedback either way.
We fund 100% of the deal, so we absorb 100% of any loss. You don't risk your own money, but you also don't make money on that deal. This is why we're very selective with our analysis.
No. This is a partnership with tools, not hand-holding. You get access to the Deal Analyzer, on-demand training, and rehabbing course through the portal. All communication happens through the portal. We partner on deals - we don't coach you through them.
For wholesale deals, typically 30-60 days. For fix & flips, 4-6 months from purchase to sale. We'll give you updates at key milestones.
All deal submissions and communication go through the JV Partner Portal. This keeps everything organized and ensures quick reviews. You'll submit deals, track status, and receive updates through the portal.
We'll tell you exactly why and give you feedback on what would make it stronger. Many of our best partners submitted deals we initially passed on -- they kept improving and eventually brought us great opportunities.
We avoid gut rehabs, properties with knob & tube wiring, major foundation issues (over $15K to repair), and properties in declining neighborhoods. We also don't partner on deals with clouded titles or significant legal issues.
